Who doesn't love a good adverse possession tale? Here's one from WLTW Channel 5 in Ohio. In 2013, a Springdale family "came home one afternoon to find the locks had been changed" on their house. When they finally got in, the stunned homeowners discovered that "someone else" had removed an air conditioner from a first floor window, and climbed into the house.  That person changed the locks on all the doors.  Then he headed downtown to file paperwork with the city. When he got back, he moved them out, and himself in. "That person" was Robert Carr:    WLWT News went to cover the story.  A reporter told viewers: "He showed the family a document he filed with Hamilton County courts.  It's called a 'quiet title' saying the house that's been theirs for 21 years is now his." Adverse possession is apparently Carr's profession.  He finds empty houses, fills out forms and submits them to county officials, then assumes ownership.  He is what's called a "house-jacker" in some circles. The house in Springdale, which appeared on the 2013 local WLWT News, had been locked by the family when they left town to visit a dying relative.  They did not know Robert Carr.  There was no reason they would expect him to move into their house.  But Robert Carr was watching them. When it comes to house-jacking, practice makes perfect.  Because Carr has done this 11 times. Interviewed by a reporter, Carr smiled brightly as he explained with authority how this works: CARR: When you abandon a property, bam! Walk away from it. I ain't never coming back, I don't want nothing to do with it, right? Somebody can come in ohhh mine.  [VOICEOVER]: Carr's even posted 'NO TRESPASSING' signs.  CARR: I don't care about a deed, I don't need a deed. REPORTER:  You can just come in and change the locks and become owner?  CARR: Anybody can.  Anybody can have a team of people who go out and I say make sure the house is empty.  If it's empty, change the locks. Uhhhhh.... not quite. "Adverse Possession" requires, in most jurisdictions where it's still legal, the continuous use of private real estate with the owner's knowledge, which the trespasser continues to use, despite the owner's objection, for an extended period of time.   An "extended period"?   That could be 5, 10 or 20 years.  Pulling this stunt on a family that's just left for vacation or to visit a dying relative is not "extended" enough. There was a happy ending.  The houses were returned to their rightful owners, and the law caught up with Robert Carr:  Grand jury indicts Ohio man accused of trying to steal 11 homes Prosecutors said Robert Carr found empty houses in the Cincinnati area, changed the locks and filed court documents in attempt to keep the homeowner or bank from making any subsequent claims on the property. Carr received a 7 month prison sentence.   Which he has served.  He's out.  Lock your doors.

Trust me, I lived it, you are probably being scammed. Yes, would you like to see my CCW? How do you want me to get my wallet with the CCW as it is very close to my weapon? Then I wait for and follow the instructions very carefully while repeating the instructions as I comply. It is for the safety of all.I only had this happen one time and the officer said no problem, I see you are heading down the trail and there has been grizzly bear activity, I wanted to make sure you were sufficiently armed. I suggest you open carry, it will be easier to access your weapon should you need it.I thanked the officer and switched to my open carry holster what was much more comfortable for my 6 mile hike.In most states, no guns allowed signs do not have the force of law except for government buildings. They only thing that the owner or manager can do is ask me to leave and if I do not, then they can call law enforcement to remove me for trespassing.
